Selling A PROPERTY


Stage 1: Prior to signing contract and exchanging contracts

What we will do:

  • Prepare your Contract for Sale by drafting contract and obtaining necessary searches to include in the Contract

  • Provide a copy of the Contract to your agent for marketing purposes

  • Assist your Real Estate Agent in finalising the terms of the contract with your buyer

  • Be available to provide any advice or guidance required in relation to the contract

  • Meeting with you to discuss Contract and arranging for you to sign the Contract

  • Arranging to exchange Contracts with the buyer’s lawyer or conveyancer

  • Advising you that exchange has taken place


Stage 2: After contracts are exchanged

What we will do:

  • Continue to provide updates when appropriate

  • Available to answer any questions you may have during this time

  • Arrange with your bank to prepare a discharge of your mortgage (if applicable)

  • Arrange settlement details with the buyer’s lawyer or conveyancer

  • Advise you of settlement time once confirmed with all parties

  • Prepare a settlement statement showing adjustments for rates, amount required to discharge your mortgage and funds that you will receive at settlement

  • Attend to settlement on the PEXA digital platform

  • Advise the agent when settlement has taken place

  • Advise you when settlement has taken place

What you need to do:

  • Read the correspondence that we send to you

  • Liaise with your bank to ensure all paperwork signed to discharge your mortgage

  • Arrange removals, disconnection and reconnection of utilities and change your address where appropriate

  • Deliver all keys/remotes etc to the agent – or discuss with us where they will be made available

  • Ensure property left in clean and tidy state

  • Cancel insurance for your home once settlement has taken place
