Buying A PROPERTY
Stage 1 - Prior to signing the contract and exchanging contracts:
What we do prior to exchange of contracts:
Review the Contract for you and advise you on the various aspects of the Contract
Negotiate any required changes to the Contract with the agent and/or the vendor’s lawyer or conveyancer
Liaise with your banker or broker in relation to finance approval
Offer advice on transfer duty and First Home-Owners Grant (if applicable)
Attend to exchanging Contracts
What you need to do:
Contact your banker or broker to arrange finance approval (if needed)
Decide whether you want to obtain pest and building inspection reports
Stage 2 - After Contracts are exchanged
What we will do:
Provide critical event updates when appropriate
Carry out all standard searches for the property
Advise you of any additional searches that are appropriate to your property
Continue to liaise with your banker or broker in relation to your finance and ensure funds available for settlement
Attend to stamping of Contract and payment of transfer duty
Arrange settlement details with the vendor’s lawyer or conveyancer
Prepare a settlement statement showing adjustments for rates and funds required to settle
Advise you of settlement time once confirmed with all parties
Attend to settlement on the PEXA digital conveyancing platform
Advise you when settlement has taken place
What you need to do:
Read the correspondence we send to you.
Advise us if you require us to conduct any additional and optional searches
Ensure your mortgage documents are signed in time for settlement
Carry out a pre-settlement inspection of the property – the agent will assist with this
Arrange insurance cover for the property
Collect the keys and any security devices from the Agent
Arrange removalist, disconnection and reconnection of utilities and change your address where appropriate
Move into your new home!
